Las Vistas had been designed and approved as a gated community of 62 single family homes. The overall design includes green areas, common use areas, roads, underground utilities, and approved building lots with a total land area of 196,296.93 square meters (ie, approx. 48.5 acres). The average building lot size is 2154 square meters (ie, just over 1/2 acre). The overall Las Vistas layout is shown here  (Note: North is up). A public road fronts the Northern border of the property with the single gated entrance located between lots 1 and 25.

Las Vistas has two 'quebradas' (streams) flowing through the property; one is year-round and the other is seasonal. The year-round 'quebrada' is called 'Quebrada Caña Blanca' and flows from North to South along the Eastern side of the property and separates the building lots from one of the green areas. The 'Quebrada de Invierno' (seasonal stream) also flows North to South and is located on the Western edge of the property. Las Vistas is also blessed with three 'Ojos de Agua' (natural springs).

Las Vistas has been carefully designed to preserve the environment and provide enjoyment to all residents. With this in mind, Covenants have been prepared in both English and Spanish and may be used as a guide to the future Owner/Developer. Common areas consist of both Green Areas and Common Use facilities.  Over 20% of Las Vistas has been dedicated to Green Areas which ensure privacy. Common Use facilities will provide facilities for the enjoyment of all residents. Lot 57 has been designated as a Common Use area.

Electric and water are available at the public road fronting Las Vistas although the design has been based upon private wells located within the property to assure a reliable and pure source of water to all residents. It is anticipated that all residents with have access to broadband Internet via a local wireless internet provider.

There are several micro-climates in and around Boquete that newcomers are often unaware of. Some areas tend to be very windy in the dry season while others tend to receive lots of 'bajareque' (fine mist) during much of the year. Las Vistas was carefully selected for its very desirable micro-climate. The strong winds which blow from the North during the dry season are moderated by the higher elevations to the North. Additionally, Las Vistas is situated in an area which is less susceptible to 'bajareque'. Las Vistas is located in the section of Boquete called Alto Jaramillo.
